I was referred to the owners of this property by another developer who I was talking to about a similar property. Beachmere Village had been listed since the beginning of 2013 with a number of city based commercial agents. They were all advertising on various internet sites.After talking to the owners I was offered an open listing in July. As there were already a number of internet ads for the property, they did not want another. So my only marketing method was via our data base and talking to centres of influence. From this marketing I spoke to five parties.The eventual buyer stated at the beginning of the negotiations that he was only interested in investments showing a 10% yield. After negotiating a number of offers from the buyer and counter
offers from the sellers, I was able to bring the two parties to a mutually agreeable price.
