Commercial Property Land Valuation System in Queensland is Arbitrary and Unpredictable
New land valuations for 24 Queensland LGAs have highlighted the flaws and inconsistencies in the state’s system, writes Paul Butler.
Noosaville Suite Sold
An office/medical suite next to Harvey Norman in the thriving Noosaville commercial precinct on the Sunshine Coast has been sold by Ray White Commercial Noosa & Sunshine Coast North.
The vacant 247 sqm property at Lot 4 7-9 Gibson Road, Noosaville, was sold to a local owner occupier for $712,500 by Ray White Commercial Noosa & Sunshine Coast North’s David Brinkley on behalf of a local investor.
David Brinkley said the vendors had been looking to find a suitable new tenant to occupy the property which included an existing fit-out from the previous tenant who traded as a beauty/day spa.
“The buyers had been looking for quite some time to secure premises to lease or possibly buy for themselves which would suit their medical based business,” he said.
“After inspecting several sites the buyers came and had a walk through the Gibson Rd property and decided this was the position for them.
“With the large amount of existing plumbing to each of the individual treatment rooms and great exposure and car parking it ticked a lot of boxes for them. The fact it was situated next to Harvey Norman was also a positive.”
David Brinkley said the Gibson Rd showroom/commercial precinct has been busy over the past 18 months.
“This precinct has really come alive with multiple vacancies being filled by Ray White Commercial Noosa & Sunshine Coast North,” he said.

Ray White Commercial has its first woman auctioneer. Chantel Dielwart has smashed the glass ceiling in the usually male-dominated auctioneer space, obtaining her accreditation late last year.
