Tenanted Murarrie Office/Warehouse for Sale at Auction
A tenanted warehouse/office building at Murarrie in the Australia Trade Coast precinct in Brisbane’s east is being offered for sale at a commercial investment auction by Ray White Commercial.
The three level property at 3/41 Paringa Road, Murarrie, takes in views to the Gateway Bridge and the Brisbane River and is being marketed by Ray White Commercial Noosa’s John Petralia.
John Petralia said the superbly located complex was an ideal opportunity for an investor or self-managed superannuation fund (SMSF).
“The property is tenanted with a lease expiry of May 31, 2020, with a five year option and generates net rental income of approximately $226,000 per annum plus GST with three per cent annual increases,” he said.
“The modern design glass fronted tilt slab building stands out among the other new structures in this bustling riverside precinct.
“The building is situated opposite the thriving Rivergate Marina complex and the professionally fitted out office with warehouse takes in commanding views to the Gateway Bridge and Brisbane River.”
John Petralia said the building is on a site area of approximately 6,001 sqm and has a net lettable area of approximately 803 sqm.
He said the Australia Trade Coast precinct was fast becoming one of the most dynamic business locations in Australia.
“The Australia Trade Coast is a highly-focused trade and industry region that is situated only 6km from the Brisbane CBD,” he said.
“It has direct links to air, sea, road and rail networks, including the Port of Brisbane and Brisbane Airport, making it highly accessible for all business operations.”
The Ray White Commercial Investment Auction will be held at 11am on Wednesday April 29, 2015, at Level 26, 111 Eagle Street, Brisbane.
