The sought after RWC Noosa & Sunshine Coast commercial property consultant is known for developing long standing relationships with clients and his tenacity in negotiating outcomes that benefit all parties.
After growing up in the hinterland town of Wamuran, Tallon moved to the Sunshine Coast where he fell in love with both the region and surfing. An avid traveller, the sunny coast became his base as he embarked on adventures across Australia, New Zealand, Europe and the Americas.
It was here on the coast that he found himself drawn into the hospitality industry and where he honed his entrepreneurial spirit alongside like-minded friends. From supporting associates in their own ventures to acquiring freehold property and establishing the chic Lot 104 restaurant and bar in Mooloolaba, Tallon’s decade-long retail, food and beverage experience laid the groundwork for a transition into commercial real estate.
“I’ve always had a passion or love for property and found it extremely interesting. Through some friends who were quite successful in both business and real estate, I learned a lot about all things property, especially how to structure a deal and value-add to create uplift,” he said.
After several successful business ventures, an opportunity arose with RWC Noosa & Sunshine Coast five years ago and Tallon hasn’t looked back.
“It’s such an exciting field to work in and I’m really enjoying it. No two days are ever the same, the learning curve is always steep and you constantly evolve, forever adapting to what is possible in the changing world of commercial real estate,” Tallon said.
Tallon now lives in Yaroomba with his wife Tamsyn and their two French bulldogs. He draws on his business experience and personality in his daily work and has many repeat clients who regularly leverage his market knowledge.
“In hospitality, I met a diverse range of people. I guess it allowed me to build confidence in speaking with people of all backgrounds. That translates to property quite well. A lot of those people are now clients. There’s a strong sense of trust in our business relationships and people know that I will always be honest and transparent with them,” Tallon explained.
Tallon has an instinct for identifying the right land use for a property, a skill that’s resulted in some hugely successful developments, particularly in the industrial sector. He works with clients from conception through to marketing, considering not only profit but the end user, maximising the chances of the development being successful into the future. This makes new developments more appealing from the outset which means property can be marketed early and often sells out prior to construction completion.
“Commercial real estate and property development is mostly about joining the dots. There’s an old saying that we have two ears and one mouth, so we should listen twice as much as we speak…”
“It often starts with initial discussions regarding a site with a vendor, concept ideas and desired end result. They’ll lean on me for where the market is at, ideal building size, and price points likely achieved in the area. Should it be a tenanted investment that people will hold onto? Is it geared towards manufacturing businesses that need a yard stand or the ability for articulated vehicles to move about; or boutique spaces for ecommerce businesses or design studios looking for the wow factor? It’s making sure we can put a round peg in a round hole from the outset.”
