Noosaville residence and factory sells for $495,000

A LOCAL purchaser has snapped up a fully approved caretaker’s residence with adjoining warehouse in ever-popular Noosaville for $495,000 at Unit 5/21 Production Avenue.

The asset, that came with a 243sq m* building area, was sold as vacant possession and had a tenant in place within a matter of weeks.

The property was marketed and sold and then leased by Ray White Commercial Noosa and Sunshine Coast North Property Consultants Tracey Ryan and David Brinkley.

Ms Ryan said the previous owner no longer had a requirement for the space which was bought by a local industrial owner looking for a return.

“While the property was vacant at purchase the new owner put the property in the hands of Ray White to find a tenant,” Ms Ryan said.

“A well-established business has relocated from Coolum Beach to Noosaville providing a seven per cent return for the new owner within a month of purchasing the property.

“The lease will provide $35,000 net p.a.”

Mr Brinkley said the site offered a fully approved caretaker’s residence over two levels with a separate warehouse.

“It includes two large bedrooms, two kitchens, laundry and bathroom. Work areas provide two private offices and reception area plus open-plan office area,” Mr Brinkley said.

“The modern tilt slab eight-unit industrial development with 27 car parks on site was perfect for the needs of the lessee.”
