Office smashes $300,000 in sought-after Noosa Junction

A local investor has snapped up an office space in the highly sought-after area of Noosa Junction, having purchased Suite 15, 6 Bottlebrush Avenue for $310,000.

The 68sq m* first floor strata office, which has a new tenant with a two year lease, was at the front of the Noosa Central professional complex.

The asset was marketed and sold by RayWhite Commercial Noosa and Sunshine Coast North Commercial Property Consultant David Brinkley.

Mr Brinkley said the vendors chose to sell after deciding the office space was no longer of use to them, and wanted to free up capital to inject into other projects.

“We marketed the property for sale initially to see if an owner-occupier could be secured quickly,” he said.

“Investor enquiry was much stronger at the time, so we decided to seek a suitable tenant for the space with a view that once a tenant was secured, one of the existing investors we had dealt with would purchase the property.

“We matched up a suitable tenant and an existing investor we’d been working with, and after negotiation with the vendors, we structured a deal that worked for all parties involved.

“The Noosa Junction precinct is challenging to find quality modern office space for lease or to purchase, so it generally doesn’t take long to find a suitable buyer/tenant.

“Noosa Junction is going through a transformation with some exciting retailers and restaurant/bar operators helping push forward the precinct.

“With these operators we’re seeing professionals and medical operators who are wanting to secure their position around the CBD, so will jump at a quality office space when one comes available.”
