5 Tips For Setting Up Your Business For a Profitable Sale
When selling a business, timing and preparation are everything. Businesses that are systemised and have transparent financials often generate better results.
Born and raised in Noosa, Alanna Shapland brings an unmatched understanding of the area and its community to her role as a Commercial Property Consultant. With strong family roots in the region and a reputation for honesty, warmth and professionalism, Alanna is fast becoming a trusted advisor for owners and tenants navigating the Sunshine Coast commercial market.
Alanna works across both sales and leasing, contributing to a wide range of transactions alongside the broader team. Known for her friendly communication style, she takes pride in being clear and empathetic, whether she’s negotiating a deal or checking in with a client.
Joining Ray White Noosa & Sunshine Coast five years ago, Alanna initially worked alongside David Brinkley and Tracey Ryan while learning the ropes. With a background in business and client service, she transitioned into an associate role and quickly found her stride, building experience across both leasing and sales.
“David and Tracey are amazing mentors who played a huge part in shaping my early career,” Alanna says. “They guided me into client-facing work and really helped build my confidence.”
She also credits Paul Forrest and Paul Butler for their encouragement. “They gave me the belief that I could succeed in this industry. I quickly realised how much I enjoyed it, especially bringing owners and tenants together, finding the right fit and watching those businesses thrive. That’s the most rewarding part of the job.”
Unsurprisingly, a standout moment was her first sale. A 65sqm basement retail space at Tewantin Plaza had been on the market for five years with another agent. Alanna got the deal across the line and has since re-sold the property, a proud full-circle moment.
Being deeply embedded in the local community provides Alanna with a rare level of insight and relatability. Her grandparents and great-grandparents owned Bailey’s Motel on Noosa Hill in the 1960s and 70s, later transforming it to Takken’s Motel. Her family has also been involved in the Noosa Dolphins Rugby Union Club since its inception back in 1985, which is where she met the Forrest family as a child through the club and now manages her son’s junior team.
“Time is precious for everyone. As a Mum of three, I understand how important it is to be efficient, respectful and clear. For me, it’s about building strong relationships so that when the time comes to sell or lease again, clients feel confident coming back to me and the team,” Alanna said.
Having built a strong track record in leasing, Alanna is focused on expanding her sales portfolio. “It’s still early days in my sales career but I’m gaining momentum and learning from the best. My goal is to be the agent people think of when they’re ready to make their next move because of the trust and connection we’ve already built.”
